Why we focus on Transit Oriented Development

While TOD, or transit-oriented development, is one of the latest phrases to make waves in the real estate development industry, at EM8 we've been doing TOD for decades because it creates opportunity for untapped value.

Strip centers, parking lots, and big box stores don't get value from being next to a train station, and as a result are underpriced for the value the station provides. By redeveloping these assets into housing, like we did with Oak Forest One, we create value that can't be found anywhere else, because housing does get value from train station proximity.

Additionally, train stations solve many of the common problems that cause developments to get stopped in the entitlement process. For example, parking is often a major concern with any new development, but when we build near a train station we can point to a real piece of infrastructure that addresses the parking concerns. Moreover, a train station is a big investment for a local municipality, and they want to see a return on that investment, which means nobody has to be talked into the idea that the blocks around the station should carry more than a surface lot.
